The Roers Development is scheduled for discussion at the Village Board work session meeting on Tuesday, September 15th, at 5:30 p.m. at the Village Hall.
The proposed site is at parcel 83-4-223-074-0006, between CTHs E & A, on west side of Union Pacific Railroad.
The Petitioner proposes to develop a portion of the parcel for a 200-unit multifamily residential development consisting of 8- & 16-unit 2-story multi-family residential buildings along with a 5,093 sq. ft. clubhouse, approximately 18 acres of open space including walking trails, dog parks, playground and a sport court.
They are requesting review and approval of a comprehensive land use plan amendment, rezoning, a Certified Survey Map (CSM) land division, and overall site plan & exterior building fenestration approval.
In March, the items were reviewed and recommended for denial by the Plan Commission. The items were later reviewed by the Village Board, and, at the recommendation of legal counsel, directed to return to the Commission for reconsideration based on the Village’s code, standards, and comprehensive plan.
Last month, the Plan Commission recommended to deny the the requests. Following the meeting, Roers provided a letter to the Village Board to explain its position that the comprehensive plan amendment application and all other requests could still be considered by the Village Board.
This letter is under review by the Village’s legal counsel and will be discussed at the next Village work session meeting on Tuesday, 9/15 at 5:30pm. No action will be taken.
